You've had the reservations for over a year now. You booked your hotel, you mapped out your daily agenda, you researched places to tour and the best restaurants to eat at. But are you really? People are aways so wound up and excited for their vacations, that in the anticipation of it all, they forget to do the most important thing of all…prepare their home to be safe from a robbery or a break in.   

Nothing can be more enticing to a robber than seeing your home being advertised that it is currently not being occupied. The newspapers are piled up on the porch, your mailbox is crammed full, your home is dark at night and the curtains are pulled shut. What message do you get from this? "Ahhh…Hello…we are not home, please rob me." 

When you know you are going to be away, it is vital you take the necessary steps to deter any kind of robbery or break in. It's very easy to do, but so many people neglect to do it. Please note, that you may make all the precautions necessary and still have a break in. However, by following some of these tips, it will make it harder for a robbery to happen.

Security Systems: if possible, get a security system installed. Would-be robbers actually think twice before robbing a home where an alarm service is being used. A lot of people use the doorbell systems and cameras purchased online that one installs their self. There are so many options out there, find the one that works best for you. 

Locked Doors and Windows: locking your windows and doors seems elementary right? But maybe you should "seriously lock" and secure them, leaving just one "seriously" unsecured. By this I mean using door slams, security bars, a sliding door latch, window frame fasteners and more. My dad used a heavy piece of wood in his sliding glass doors, making it impossible to open.   

Stop your newspaper delivery and your daily mail deliveries. Have a neighbor on alert for any packages that delivery companies leave at your door. Also, have them keep an eye out for suspicious people or activity and instruct them to call the authorities if they do see this.

If you are planning on being away for over a week, you may want to hire someone to cut your grass (summer). High grass and weeds are a sure sign of an unoccupied place. 

Put several of your interior lamps on timers. Use the kind that can be programmed to go on and off at various times and program lamps in several rooms, so they light at different times. 

Leave the light on above the stove. The kitchen is the one room that tends to have lights on the most. 

For the exterior, make sure your outside lights are on. Schedule motion/time sensors to come on at the appropriate time, and make sure that they are mounted high enough that they can't be reached without a ladder. Most likely, the thief won't want to draw attention to himself by using a ladder to mess with them.

Consider putting your TV on a timer so that it goes on and off in the afternoon and again in the evening.  If not that, have a radio on to a talk station as opposed to music. 

If you have a land line phone, turn down your volume so a long series of unanswered rings don't alert someone to the fact that you are not there. If you have an answering machine, please don't leave that happy, excited message of "We're not home right now, we are laying on a beach in Aruba, please leave a message." You get the drift. Make your message a little like "We can't make it to the phone right now." Be sure you check your messages frequently to keep your message box from becoming full.

Close or open your curtains? Closing them may be a dead giveaway, but open curtains allow someone to peek inside. Perhaps try leaving the lower-level windows closed and keep the upper levels open. 

Fake Dog Barking? You know they make a motion detection machine that will signal for a dog to bark once activated right? Some believe that robbers would not be deterred by that, others not so. Why not give it a shot though, right?

For many, the time to either downsize or get more space has been swirling around in a lot of people's heads. They have been thinking of it and kept saying that you would "wait until spring." Well, guess what? Spring is here and now is the time to finally start your new adventure by selling your current home.   

So how do you even start this whole process of preparing your house to be sold? It sounds petty tiring right, especially if you don't even know where to start! Some other additional tips are to re-decorate with as much generic appeal as possible. Use neutral colors on the walls. Use modern furniture, which gives it a fresh, young look. Pack up your family photos (which may make you feel sad, but you can put them back out in your new place.) Remove clutter from counter tops in the kitchen, to create a bigger room feel. Open all your shades, blinds, or curtains to allow the natural light to shine through. Declutter all rooms as possible, especially bedrooms. Remove all Nic knacks, your kids' toys, and any clothing that may be laying around or in baskets.  Keep them hidden neatly in a closet until potential buyers leave. Basic cleaning helps too: run the sweeper, have absolutely no dirty dishes in the sink, clean all the counter tops, bathroom sinks, tubs/showers and the toilet.  Hang fresh towels. Clean your windows. Light a candle or have essential oil misting to make your home smell clean and fresh. Have animals? A must is to clean the kitty litter box and please tie any animals outside. Or, put in the basement during a tour of your home. 

Touch up additional rooms with a fresh coat of paint. Make sure your kitchen appliances work. If your oven, stove, dishwasher, or refrigerator don't work, please try to get it repaired before your home gets shown. 

Bathrooms and kitchens are some of the most important rooms in the home. Clean, updated bathrooms are an absolute must. If any of the plumbing is leaky, schedule necessary repairs immediately. Fresh towels hung add a nice touch too.

Lighting can be a powerful asset when you sell your home – because it can change how a room looks. If your light fixtures aren't updated or energy-efficient, they can make your home look older and smaller. Soft white LED light bulbs are more affordable than ever before and can make your home feel cozier than fluorescent lights. No one wants a dark depressing home.

Roofing problems? This can be expensive to repair. A roof with leaks or missing shingles is likely to scare away many buyers. If you do have the money to repair the roof, it's best to do so before you list your home. If you don't have the money, you can still list your home, but make sure you disclose your roof's condition to the buyer well before closing.

So, now that we are aware of what to do in the interior of the home, let's talk briefly about your home's exterior. After all, it is the first thing they see when they pull up and curb appeal is very important to a potential buyer. A mowed lawn is a must and please make sure you prune your bushes and pull any weeds. Clean out leafy gutters and either wash your outside with warm water and a garden hose or get it power washed in advance. If your front door is peeling with paint, is dirty, or has dirty windows, please consider cleaning it up. As a bonus, try putting flowers or a pretty planter near your front door along with a welcoming "welcome" mat.

April and Spring always flood me with wonderful, happy feelings and full-blown sensory overloads. Maybe it's the smell in the air that is finally fresh or the spring flowers popping through the ground, being in their glory after being covered by ice and snow for the past three months. Maybe it's the sight of trees blossoming after looking dead and gray all winter. Maybe it's the sounds of birds chirping away and being busy preparing their nests. Maybe it's the green onions I pull from the ground and chop up in my salad to eat. Fresh & delicious! It's a new beginning and I love it. 

Spring always makes me think of my childhood memories of my home and finally being able to go outside and play after being cooped up all winter. Spring was the time my grandfather tilled and planted his garden in the little space we had in our backyard. Spring was the time we did our annual spring cleaning, starting in the upstairs rooms and making our way to the basement area. 

Walls and woodwork were scrubbed, windows were washed, closets were cleaned out and floors were swept (back then we had carpet in every room, unlike today where most rooms are wood or vinyl). It was exhausting, but at the same time exhilarating!!!

The best part for me was my spring bedding was washed and put on my bed and the heavy blanket and quilt from winter got washed and put away until the next winter season. It usually took us several days to finish our annual spring cleaning, but once we did, it was spectacular! The smell of Murphy's oil soap was everywhere!

After the inside was done, it was time for the outside. Porches were cleared of winters leftovers and the furniture were brought out of hibernation. Once it was all cleaned, we all then sat on the porch drinking homemade iced sweet tea and talking and laughing with each other. Such great memories I had of growing up in my home.

If you're dreaming of bringing out your inner Joanna Gaines and orchestrating your own renovation, you may be ready to launch yourself as project manager for your latest home from Wheeling homes for sale or Moundsville homes for sale. What will it take to be successful?

You could hire a freelancer to do it for you, say, from a company such as However, the freelancer may charge big bucks for limited renderings, although it's certainly cheaper than the services of an architect. You'll also likely be given 1 or 2 revisions, and will maybe be charged for changes. If you need to see lots of designs and layouts, a free app like Arcsite, where you can get all your floor plans, cabinet layouts, and measurements, maybe a better deal. There's also Planner 5d, where you can make beaucoup 3D renderings for free.

Get Permits
A contractor should be able to get needed permits. Regardless, you should find out what your city and county requirements, and make sure your contractor doesn't renege.

Biggest Projects First
Start with the biggest projects, which involve renovations so that the house won't fall in on you, such as roof replacement or repair, repairs to the foundation, correcting water infiltration, and installing or repairing windows and siding.

Plan for Demolition
You may need to demolish parts of the house. If you're moving out of the house during demolition, demolish all that needs to be demolished; if you're staying in the house, go slower. Be sure to rent a waste container.

Call an expert if your demolition involves asbestos.

When to Get Expert Help
If you're doing structural changes, and your skills are sufficient to move load-bearing walls, move doors, frame new windows or whatever, good for you. Otherwise, hire someone with expertise.

Updating the Essentials
While the walls and ceilings are open during demolition, it's a good time to install HVAC ductwork and for plumbers and electricians to update plumbing and electrical wiring.

Add Insulation
Open walls offer a perfect opportunity to add insulation. Add it in the attic as well.

Drywall and Fine Carpentry
Close up walls with drywall, to which you will apply compound, then let it dry. Sand it, and you're ready for painting.

  • Flooring

There was a time when cooking with seasonal foods was all we knew. True, preserved foods from canning or drying may have been available in the 19th and early 20th century, but for the most part, prior to the modern era, if it didn't come from the local market or garden, no one ate it.

That's all changed now, of course. We can go to the produce section and find just about anything our palates yearn for. It may not be grown close to home, but airlines, trucking, and trains ensure that the most obscure ingredients for our most rarefied recipes are available.

Home For Sale with Snow

February, just a carbon copy of January. Cold, snowy, grey, and depressing. Unless you like snow that is. The only time I would really like snow is if I was in the mountains, had plenty of food and drink on hand, had a hot tub to sit in and didn't have to drive anywhere. Then I would like snow. But back to reality. We must drive to work; we must drive our kids to practices and we have appointments and other activities that do not allow us the privilege of staying home. Snow stinks. Winter stinks.  

Wait…does winter really stink in a realtor's world? Many experts say that the winter months may be the BEST time to buy a home. But WHY? 

You might get a better deal. Home buyers who close in January/February pay an average of 0.51% less than those who close during other months. That doesn't sound like much, but keep in mind that 0.51 percent of the price of a home can add up to thousands of dollars. Most sellers are more motivated to offload a home on the market during the winter months, when home sales traditionally slow down. Most likely you will be able to talk the seller down more than you would in May or June when sellers can usually command higher prices for their real estate. And, a lower purchase price means lower average costs for winter buyers, which leaves you more money to spend on new furniture, any renovations you may want, and so on.

You're less likely to be outbid. Less inventory and bad weather means that fewer people are competing to buy the same house. You may have fewer homes to choose from in the winter, but you'll be more likely to have an offer accepted when there's less competition from other buyers. That means sellers are getting far fewer over-asking or all cash offers, so they may be more likely to look favorably upon your traditional financing.

You'll know what to expect from a home in bad weather. It's hard to know what to look for when buying a house — and when you buy in the summer, you're seeing homes at their best, in ideal weather conditions. One of the big drawbacks of buying a home in the summer is that you don't really get a chance to see how it holds up to snow, ice, and low temperatures. When you shop for homes in the winter, you'll get to see how drafty the windows are or how cold the bedrooms get. You'll have the chance to inspect the roof for ice dams and check the walk and driveway for icy spots. How well does the city clear the roads leading to your prospective home? Driving there in the winter will tell you.

You could close faster. Because the real estate market picks up so much in the spring and summer, mortgage brokers tend to get behind on their work. That means you'll wait longer to close if you buy in the warmer months, simply because your mortgage broker won't have as much time to focus on completing your paperwork. It can be a real bummer to have to wait for closing just because your mortgage broker is slammed, but you could end up closing a lot faster if you buy in the winter.

It will be easier to hire movers…Realtors aren't the only ones who get busy in the summer — movers are slammed too, because everyone wants to buy a new house and move during the summer when the kids are out of school. While it's true that ice and snow can make moving even more miserable than it might otherwise be, having your choice of moving companies can make up for that. It'll be much easier to book movers in the winter, and you might just be able to negotiate a better deal too, because they aren't booked solid. And because they aren't booked solid, you'll have the flexibility to reschedule if the next "snowpocalypse" decides to happen on your planned moving day.

One thing that most people do every New Year is make a resolution. These resolution range for everyone. Some plan on tackling their weight issues and dedicate their selves to the local gyms. Some plan on becoming a better person and attending church more. Others don't even make them, since they know they won't be kept. But maybe this is the year you need to make the resolution to downsize.

So, you dive right into your downsizing resolution, and you find yourself surrounded by a pile of old T-shirts, wearing that letterman jacket you forgot you had, and sifting through your dresser drawer contents like the items inside are valued relics. You are feeling a little overwhelmed already…let's face it, decluttering is difficult and can often be emotionally draining, anxiety-inducing, or even painful.  

So why is letting go of stuff so darn hard? Because — thanks to a few well-worn excuses — it's insanely easy to justify why you might need to keep something. Come on, we all do this.  But here's the good news: The first step to letting go of clutter is learning to understand the fear you have about parting with a particular item. 

So here are six main reasons letting go of possessions is hard.

Our stuff has sentimental value - The most common reason we hold onto things is because we're sentimental creatures. The tiny bottle of white sand from your trip to Aruba. Your grandmother's desk. Your concert T-shirt from a first date. Many things we own remind us of our loved ones, great vacations, or happy times in our lives, making them difficult to part with. How about trying this. Ask yourself if you'll remember the occasion or person in question without the item attached to it. If you can say yes, you can donate that item. Someone else will love it. Worth a shot, right? And if you are tempted to keep the item for nostalgia's sake, take a photo of it instead and jot down a few words about why it is important to you.

We worry we might need something again- "I will lose the weight to fit this" Or "I may need this blouse again." This worry is one of the most dangerous excuses out there. It's why we hold onto everything from instruction manuals and broken pens to untouched juicers. But take note of this. There is a difference between needing something and possibly needing something. Storing stuff we don't use or like just because we think we might need it again someday isn't productive or healthy. We need to get real with ourselves and ask yourself when you last used the item in question. If it's been a year or longer, you need to let it go. You will sometimes get rid of something you may want again, but that's okay. You can borrow another one, rent another one or repurchase another one. Get rid of it!!

We feel guilty about getting rid of something from our loved ones - The big G word (Guilt) can play a big role in our resistance to decluttering. We often feel guilty if we're getting rid of something from someone we love. It's hard to remind ourselves that a person will still love us even if we no longer own this item they gave us. So instead of shoving the gorgeous card your friend bought for you into a closet to collect dust, let it go.

We feel guilty about the money we spent - Decluttering guilt happens when we're reluctant to let something go because we've spent a lot of money on it. The treadmill is great for collecting your clothes (yep, never use it) but takes up a significant amount of space in your bedroom. That powerful cooker is great, but you have no cabinet space to keep it stored in.  Whatever the item, it's tempting to want to keep it simply because of its perceived monetary value. But just because we spent money on something at one point doesn't mean it still has that dollar value. Ask yourself if that dollar value is worth the space it takes up in your home. What is that space and calm worth to you?  Let it go.

We attach our dreams and hopes to our possessions - Sometimes, when we say goodbye to an item, we're also saying goodbye to the hope that that item represents for us. We keep boxes full of quilting items because someday we are going to make a keepsake quilt. We keep recipes printed out from Pinterest in a box because someday we are going to scan and put them in an online cookbook. The list goes on and on. Letting go of these things might feel like a failure or an embarrassment. It might feel like you're giving up on a dream. But as tough as it is to let go, it's much harder to hold onto something that doesn't bring genuine joy to your life. Be honest with yourself and let the item go so you can create more space for something that better suits your habits and lifestyle. Let it go!

We don't make time - Time is precious and most of us don't have any extra. The last thing most of us want to spend any extra time on is decluttering. That's why our stuff accumulates so quickly. We don't take the time to consider the things we own and the value (or lack of) they bring to our lives. A time for reflection, & planning for the future

Let's talk a little today about different house styles and the history behind them. I find it fascinating when I see houses and notice how each one has its own unique beauty and personality. 

Let's start with the Cape Cod Style.

Cape Cod Style Home 

This style was a very popular style for homes that were built in the 1930's. They were typically one story (sometimes 1½). This home featured a steep roofline, wood siding, multi pane windows and hardwood floors. The original Cape Cod homes were rather small. They often boasted dormer windows for added space, ventilation and light. Many people would eventually add an addition to this style of home since they realized they needed more space. Many original Cape Cod-style homes did not have a finished space upstairs, so you may find that the upstairs area is either unfinished or previously remodeled and can easily be changed to fit your needs. 

The Colonial Style Home

Colonial Style Home

This style dates back to 1876 and is one of the most popular home styles in the U.S. These homes usually have two or three stories, fireplaces and brick or wood facades. The house plan has the kitchen and the family room on the first floor and the bedrooms on the second. These homes are easy to add on to at the side or in the back. The brick may be difficult to match, but a designer can help you with complimentary siding materials.

Victorian Homes are the style of homes that you see a lot of in downtown Wheeling.

There are many styles of these homes that fall within the Victorian Era. These homes were distinctive, romantic and abundant with detail, from the colors and textures to the patterns and fabrics! These homes all featured a steeply pitched roof, patterned shingles, and cutaway bay windows. Fireplaces and incredibly beautiful mantels were almost always in each room. Most even had a bonus "secret room". 

Tudor Style Homes. 

Tudor House

With a name like this, you can pretty much believe that this style suggests a close connection to the architectural characteristics of early 16th century Tudor dynasty in England. Common features of this home are the steeply pitched roof, prominent cross gables, decorative half timbering and tall, narrow windows with small windowpanes.

Craftsman Bungalow

Craftsman Bungalow

The Craftsman Bungalow was a popular house style between the 1900's and the 1930's, and it is making a huge comeback today! Step inside a craftsman and the one distinguishing feature is the large amount of interior woodwork, such as built-in shelving and seating. The exterior has low pitched roofs with wide eave overhangs, exposed roof rafters, braces under gables and decorative beams.

Cottage Style Homes.

Cottage Style Home

The medieval styles of the English countryside inspired American architects to design this cozy and charming house, which became popular in the 1920's and 1930's, and it is also making a comeback today. This house features steep roof pitches, cross gables, casement windows with small panes, arched doors and brick, stucco or stone siding.   

Traditional Ranch Style Homes

Ranch Style Homes

Traditional Ranch Style homes usually have simple floor plans, attached garages and efficient living spaces. They date back to 1932 but are still being built today. They may appear plain or cookie cutter, but these homes offer great potential for additions.

Sept. 18th at the Palace of Gold, located outside of Moundsville, gorgeous colors will be in the air with their Festival of Colors event! Enjoy celebrations, fun and food!

On Sept. 3rd & 4th & 5th , go back in time with two festivities. The Village of Holloway hosts their 73rd annual event "Old Timers Festival". They celebrate the history of Holloway. The three-day event features a fish fry on Friday, a parade on Saturday and a car show on Sunday.

Sept. 3rd & 4th, Shadyside celebrates for two days with the "Loop Festival"- Kids activities, crafts and vendors, along with food and fun! 

The week of Sept. 6th is the Belmont County Fair. Everyone's favorite, with livestock, kids and adult rides, entertainment, and best of all: FOOD!

Sept. 23-26 kicks off the festival of all festivals!!! The Barnesville Pumpkin Festival. Entertainment, vendor booths, fun and activities and EVERYTHING pumpkin….cakes, pies, coffee, and so much more. Your taste buds will thank you when you visit here!

Moundsville and Wellsburg. Teams come from all over to participate in this fast and furious
tournament. Not only do the kids and their families love this event, so do the local restaurants,
hotels, grocery stores and more. The families traveling come with money to spend, so the local

Talk to anybody who has sold a home, and they'll all tell you the same thing—staging is crucial. Especially in a challenging real estate market, the right staging can make all the difference. 

Our real estate agents have been involved in countless home sales in Wheeling and the surrounding areas, and we asked them to share some of the biggest mistakes they've seen when it comes to staging a home. Here's what we've learned to avoid.

  1. Not Having a Plan
    Before you even start moving furniture around your home, you need to have a strategy. Professional interior designers never 'wing it,' and neither should you. See how the space is laid out, how lighting affects its appearance, and how the rooms can best be made to flow together. It's also worth considering what demographic might be expected to be interested in your home, and how you can appeal to your target audience. But be careful about targeting your home too specifically; you don't want to turn buyers off either. 
  2. Leaving Too Much Furniture
    Too much furniture in your home can leave it looking cluttered and small. Most home staging experts recommend removing somewhere between one-third and half of your furniture before showing your home. That being said, don't get too hung up on the exact number of pieces you leave behind. Just make sure your home appears spacious yet not empty. It's important to find the right middle ground. As much as you don't want your home to look cluttered, it also shouldn't be empty to the point that it feels cold or uninviting.
  3. Trying to Be Trendy
    It doesn't matter what type of decor is hot right now, and it doesn't matter what colors are in style. Everything eventually looks dated, so it's best not to go out of your way to impress buyers with your great taste, or with the hipness of your decor. Classic design elements and neutral colors are usually the way to go. Plus, as great as your design sense might be, buyers should be able to see their vision for the house, not yours. The style most staging experts aim for is what's known as transitional style—a few trendy elements accenting a classic overall design.
  4. Making it Personal
    Before showing your home, remove anything that might suggest that somebody already lives there. Family photos, children's drawings, toiletries, cosmetics, items of clothing, and other personal effects should all be packed up and out of sight. Your home should become a blank canvas onto which the buyer can project their future.
  5. Making it Too Generic
    Chances are, anyone who comes to your open house will be looking at a lot of other Wheeling homes for sale. You don't want yours to look just like all the rest. While it's important to avoid doing anything to turn buyers off (i.e., trendy colors, personal objects), you also don't want your house to be forgettable. Wheeling WV Suspension Bridge

Our REALTORS® could go on and on about Wheeling's storied past and vast array of historic landmarks, but one landmark stands above them all – the Wheeling Suspension Bridge. A spectacular feat of engineering, the bridge spans the Ohio River between the city of Wheeling and Wheeling Island and offers visitors an unforgettable view to welcome them into West Virginia. 

A Piece of Living History

It's rare for a historic structure dating back nearly 200 years to be every bit as useful today as it was the day it was built, but the Wheeling Suspension Bridge is no ordinary landmark. It was the world's longest suspension bridge when it was built in 1849. Its designer, Charles Ellet Jr., had visited Paris years earlier and returned to America deeply inspired by France's remarkable suspension bridges. His first major project, Philadelphia's Fairmont Bridge, which was completed in 1842, was a huge success. But his work on the Wheeling Suspension Bridge was destined to surpass it.

Upon completion, the Wheeling Suspension Bridge provided a crucial transportation route for a nation that was rapidly expanding westward. Stretching more than 1,000 feet across the Ohio River, the bridge is famous for its distinctive main and stay cables, vertical suspenders, massive stone towers, and stone anchorages. It's a remarkable and ruggedly beautiful piece of engineering today, and one can only imagine how impressive it must have appeared when it was brand new. 

A Bridge Through the Years

Although the Wheeling Suspension Bridge has stood the test of time, its life has not been without turmoil. It was destroyed by a tornado just five years after completion and replaced by a near-exact replica in 1859. The bridge has withstood countless floods and storms over the ensuing decades, not to mention the turmoil of the Civil War. The Wheeling Suspension Bridge was eventually decommissioned in the mid-20th century, only to be restored in the 1980s and reopened, making it the oldest vehicular suspension bridge in the United States still in use.

Today, you can drive across the bridge on your way between West Virginia and Ohio. You can marvel at its architecture from the Wheeling waterfront. You can even pass beneath it by boat, just as barges have done every day for over a century as they work their way up and down the mighty Ohio. The bridge has been on the Register of Historic Places since 1975, but its day-to-day importance has scarcely diminished over the years. 

One Landmark Among Many

The Wheeling Suspension Bridge is part of Wheeling National Heritage Area, a vast historic district that is overseen by the National Parks Service and preserves some of Wheeling's most treasured landmarks. The National Heritage Area also includes the Riverfront Amphitheater, Heritage Port, Wheeling's Artisan Center, and Mt. Wood Cemetery, the oldest cemetery in West Virginia. If you're looking to explore more of our city's past and present, check out the Wheeling Heritage Trails, which meander throughout the city and include historic markers all over the Wheeling.
